New homes: Sound modernity in Kilternan for €595,000-€710,000

Developer Patrick Levins is launching a small estate of 11 three-storey houses by BDA Architecture. While new to the development business, Levins is no novice in the building industry. Under the company name Broad Street Construction, he worked on upscale fit-outs and refurbishments, and his high levels of finish were in demand from architecture firms Brazil Associates, Fitzgerald Kavanagh and Partners, and Aughey O'Flaherty.

He also did the Clerys refurbishment in 2007, the same year that he did his last fit-out.

The crash put an end to high-end fit-outs and Levins spent a few years going back and forth to London, working on small developments.

Together with his wife, Caroline, who did the show house interiors, the couple visited a large number of show houses, picking up on helpful comments by househunters. They also travelled to see developments in Barcelona, Amsterdam and Dusseldorf.

Caroline, who trained as an architectural technician, has done a fine job on the interiors.

Fruits of research

The fruits of their research can be seen in the high-end finishes in these new homes in Kilternan.

The houses have a dry stone-like cladding to the front, lead lining and aluminium downpipes and guttering. Triple-glazed windows are by Munster Joinery. The buildings will share a communal Sky dish, yet to be erected, to preserve the property's crisp aesthetic.

The first phase of Struan Glen comprises seven houses, four detached and three terraced homes. Construction work on the remaining four houses has already begun.

The three-storey houses have 2.75m/9ft ceiling heights throughout and are laid out with a sittingroom to the front, a roomy kitchen by Tullow- based JV Kitchens, and a dining/familyroom to the rear. A second livingroom on the first floor means plenty of living space for all the family.

The first of the four bedrooms is also located on the first floor; it has a swish en suite shower room.

Two of the four bedrooms, all doubles with built-in floor-to-ceiling wardrobes, have en suite bathrooms.

The wall and floor-tiled bathrooms feature smart gloss vanity units and niches in the showers and above the baths for toiletries. In the family bathroom on the second floor, this niche is back-lit to provide ambient lighting.

The master bedroom is to the front of the terraced houses and boast views of the Scalp, in the foothills of the Dublin Mountains.

The master bedroom has a smart shower en suite. There are two more bedrooms at this level.

Patio and lawned garden

Each house comes with a granite patio and lawned garden of rolled-out grass. In the back, there is an outside tap and power source.

The three-storey terraced houses measure 181sq m/ 1,950sq ft in size, have east-facing back gardens and range in price from €595,000 for the mid-terrace to €685,000 for the show house.

The detached houses start at €675,000, rising to €710,000 for properties that measure, respectively, 195sq m (2,110sq ft) and 216sq m (2,330sq ft).

There is no management charge in this development. Dún Laoghaire-Rathdown County Council has taken charge of the property.

New Generation Homes bought the Golden Ball pub and site just up the road, which makes this part of Kilternan interesting to new homebuyers.

Carrickmines Luas stop is a five-minute drive from the development.

The properties are for sale through JLL Residential, which recently sold new homes at Hersil Wood in Knocklyon and Richmond Close in Milltown.
