High asking price for Palmerston Park bungalow reflects desirability of area

on Palmerston Park. If it sells for that figure, it is likely to be the biggest price paid in some time for a single house site in Dublin 6.

There is currently a house on the 0.19-acre plot at 25 Palmerston Park, a three-bedroom bungalow built in the 1960s in the garden of a grander older house. The L-shaped house has three bedrooms, two small reception rooms and 153sq m (1,646sq ft) of space.

The owners bought it some years ago when they downsized from a much larger home and this is now an executor’s sale. Its interior is dated and anywhere else a bungalow of this age, size and style would be on the market for a fraction of its current price. But the house’s valuation – and the value to a new buyer – lies in the much sought-after location.

Lush gardens

It’s easy to drive around Palmerston Park without spotting the entrance to number 25 and the house is not visible from the road. Electric gates open on to a long driveway, lined with shrubs and flowers, that leads up to detached garage and a parking area for two cars. This is the first indication of the lush gardens that surround the house. The old greenhouse is a further clue that the house has been the home of a dedicated amateur gardener. That has paid off especially in the 77 ft long, 52 ft wide back mature garden which is planted in such a way that none of the surrounding houses are visible from it. It’s this sense of privacy that will also attract buyers looking at this property.

Rare proposition

For the past couple of years the houses around Palmerston Park, mostly two-storey over-basement Victorian redbricks, have been selling for prices between €1.6 million and €2 million region. That Sherry FitzGerald – or the vendors, the owner was a prominent Dublin estate agent – should put a similar price on number 25 shows how rare they consider this Dublin 6 proposition to be.

Buyers in that range tend to have specific requirements and will likely do something radical to the bungalow, whether extending and rebuilding or levelling it to build something new. All that of course depends on getting planning permission.
