Number 110 Sandford Road, a semi-detached four-bedroom house, has come to the market as an executor sale through agent Sherry FitzGerald, with an asking price of €995,000.

The semi-detached property, stretching to 135sq m (1,453sq ft), enjoys a large 23m-long rear garden which overlooks the hockey grounds of Muckross Park School in Donnybrook, Dublin 4.

The property needs a complete overhaul, as it has not been updated since the 1970s, and rooms tend to appear smaller than they actually are – with patterned carpets helping to shrink the rooms.

While listed as having four bedrooms – the fourth is very small and new owners will probably amalgamate this with the existing family bathroom to provide a larger suite.

To the front, the house has two reception rooms with southerly aspects and what can only be described as a warren of pokey rooms with sloping floors to the rear.

What this property needs is a good architect who will – as neighbours have done, create a fine open-plan, light-filled extension to the rear – taking full advantage of the spacious back garden.

Cosmetic upgrading

In terms of value, compared to neighbouring properties, nearby number 56, which lies at the corner of Sandford and Marlborough Road, stands at 160sq m (1,722sq ft) and needs some cosmetic upgrading.

Its asking price is €745,000 but has a much smaller garden than that of number 110.

Number 44, at 196sq m (2,109sq ft), with a large rear garden and in need of some refurbishment, sold in September 2016 for €1.042m, while number 66, in good condition at 178sq m (1,915sq ft), is now listed as sale agreed – its asking price was €995,000.

Also in Ranelagh – which has now overtaken Ballsbridge as the most desirable place to live in Dublin – is 7 Park Drive, a recently refurbished 223sq m (2,400sq ft) house asking €935,000.

Meanwhile, just off Sandford Road, 13 Woodstock Gardens, at 203sq m (2,185sq ft) and is in need of some cosmetic upgrading, has an asking price of €925,000.

On a square metre basis, the asking price of €995,000 for 110 Sandford Road seems ambitious. But then again, the possibility of a large extension – while still retaining a good-sized family garden – will have appeal.
