A private investor has paid £2,665,000 for an industrial investment owned by Green Property at Airways Industrial Estate, near Dublin Airport. The 31,000 sq ft unit is let to Corporate Express (Ireland) on a 25-year lease from last May at £195,000 per annum. Patrick Curran of Harrington Bannon, who handled the sale, is currently marketing the adjoining unit, which was recently refurbished by Green and is let to CMC (Ireland) Ltd on a 25-year lease from last December at £265,000. CMC occupies two other units in the estate and the investment is available at £3,620,000, which would produce a yield of 6.75 per cent.

Harrington Bannon has also secured £835,000 for a 2,200 sq ft office at 4 Inns Court, Winetavern Street, Dublin 8. The offices are let to DDFH&B advertising agency under a long lease at a rent of £42,000. The private investor, who bought the unit at a yield of 4.6 per cent, was represented by Ben Pearson of Douglas Newman Good.
