Green Property Co is decide shortly whether to let a new 170,000 office block under construction in Sandyford Industrial Estate on a floor-by-floor basis following the surprise decision by the Irish-based Internet holding bank, Enba, not to proceed with its plan to lease the block. Enba's announcement came only days before it was due to complete contracts for the lease of the block at a rent of £18 per sq ft. The 25-year lease was to have provided for a break clause around year 12. Last August, Enba also pulled out of a deal to lease 200,000 sq ft in East Point Business Park in the Dublin docklands. The rent agreed in this case was £16.50 per sq ft. Green is also well advanced on building a second block of 175,000 in Sandyford, which is due to be completed next May.
