Friends First has signed up three new tenants for its refurbished office block at 23 Shelbourne Road in Ballsbridge.
Finance Ireland, Transaction Network Services and DTCC are now occupying a combined 864sq m (9,300sq ft) in the building, joining existing tenants Scale-up Systems, Belfius Bank and Ikea's treasury section Fami Ltd.
Claire Solon, head of property at Friends First, says the remaining 929sq m (10,000sq ft) of space in the block is being marketed at €538.20 per sq m (€50 per sq ft) through Lisney and BNP Paribas Real Estate.
The six-storey office block at 23 Shelbourne Road was bought by Friends First in December 2015 for €18 million. It has since undergone complete refurbishment to provide 2,363sq m (25,435sq ft) of high-spec space and 23 car-parking spaces.
There has been a noticeable increase in development activity in Ballsbridge recently, as work on Facebook's massive campus at the former AIB Bankcentre ramps up. Other large schemes, like Number 1 Ballsbridge and Lansdowne Place, are also taking shape, while the arrival of Avoca, Butlers Cafe and Shelbourne Social have boosted the area's retail offering.
