Agent JLL expects considerable competition between private investors for two adjoining retail and office buildings at 15 and 17 Upper Baggot Street, Dublin 2, when they go on sale this week at €3.85 million.

The buildings may also be sold separately, with number 15 priced at €1.8 million and number 17 expected to make €2.05 million.

Both buildings stand four stories over basements. Number 17 benefits from a warehouse/mews building to the rear, accessed off Fleming Place, with future redevelopment opportunities.

The two multi-let buildings feature retail, cafe, restaurant and office uses with a total passing rent across seven tenancies of €211,697 per year. The ground-floor retail units are let to Eathos cafe and another local favourite, Baggot Street Wines.
