CBRE is seeking €3.4 million for a vacant office building at 27 Lower Mount Street, Dublin 2, which is outside the VAT net. The building is located beside the Passport Office on the southern side of Lower Mount Street and close to Merrion Square. It has an overall floor area of 598sq m (6,436sq ft) and car parking to the rear.
Alex Fahey of CBRE described the building as “an excellent investment opportunity” given the low office vacancy rates in the area and the strong demand for office accommodation.
Starbucks for Swords shopping centre
The push to fill vacancies in Swords Central Shopping Centre is north Dublin continues to bear fruit. Only weeks after announcing the arrival of The Works and Holland & Barrett, agent JLL has confirmed a third letting to coffee chain Starbucks, which will pay a rent of €80,000 for 140sq m (1,507sq ft) previously occupied by Pocket Money Shop and H2 Clothing.
The success of the most recent letting campaign leaves Anna Kelly of agent JLL with only one further vacancy to fill: a unit extending to 69sq m (742sq ft) close to the entrance on Swords Main Street, with an annual rent of €60,000.
Sandyford office suite for €1.2m
Estate agent Agar is quoting €1.2 million for one of the 36 office suites in Beacon Court at Sandyford, Co Dublin. Suite 10 extends to 329sq m (3,541sq ft) and is likely to appeal both to investors and owner-occupiers. The suite comes with seven car parking spaces.
There are about 80 companies and more than 150 medical professionals based in Beacon Court. Beacon Hospital is privately owned and has more than 35 medical departments. No 33 Beacon Court was recently sold for €355 per sq ft, while another investment achieved a net yield of 6.8 per cent.
