Four key investment properties near Kilmainham Gaol for €1.4m

A purpose-built creche of about 178sq m (1,916sq ft) is let to Safari Childcare Ltd on a 25-year lease at €25,991 per annum. The €360,000 guide price reflects an initial yield of about 6.66 per cent.

The agents are quoting a guide price of €350,000 for a retail unit let to LimeTree Cafe Ltd on a five-year lease to reflect an initial yield of 7.1 per cent.

A vacant retail unit of 82sq m (883sq ft) is guided at €250,000 and, subject to planning permission, could be suitable for a variety of uses.
