€2.6m for Navan site with permisison for 37 houses

Finín O’Driscoll of agents Knight Frank is guiding in excess €2.6 million for a site with full planning permission for 37 four-bedroom detached houses at Boyne Road, Navan, Co Meath. The sale is being carried out at the request of statutory receiver Brendan O’Donoghue of RBK Chartered Accountants.

The site overlooks the Boyne Valley and is within 10 minutes’ walk of the town. The current zoning suggests that the 10.06 acres could accommodate more than 100 houses.

€2.85m for D3 retail building

Ellen Prenderville of QRE Real Estate Advisers is guiding €2.85 million for Kandoy House at Fairview, Dublin 3, which produces a rental income of €194,940 from three tenants: Eurospar, Kendelbell and FM Downes. The overall building extends to 83,650sq m (9,000sq ft)and is laid out as offices on the first and second floors. The investment will show an initial yield of 6.3 per cent.

€3.75m for 14 apartments in Artane

QRE is guiding €3.75 million for 14 apartments at Brookwood Abbey in Artane, Dublin 5, which together produce a rental income of €213,600. Three of the two-bedroom apartments are currently vacant. When these have been let the rent roll is expected to rise to €275,000. Even as the lettings now stand, a purchaser can bank on a gross yield of 7.3 per cent.

€950,000 for former HSE centre in D6

The HSE is to sell its former health centre on upper Rathmines Road in Dublin 6. Jennifer Prunty of Lisney is quoting €950,000 for the mid-terrace building, No 36, located between the junctions of Rathgar Road and Church Avenue. The part two- and three-storey block with front and rear gardens has a floor area of more than 282sq m (3,048sq ft).

€300,000 paid for retail site near Monkstown Ave

Lambert Smith Hampton has secured €300,000 for a self-contained retail investment off Monkstown Avenue in Co Dublin. The 137sq m building is let to Boyle Sports on a 10-year lease from 2016 at an annual rent of €26,400. The tenant has a break option at the end of year five.
