A new apartment complex with Section 23 tax breaks launches this weekend with joint agents Turley & Associates and Hamilton Osborne King.
Location is a strong selling point with The Atrium, which is on Island Street, behind Usher's Quay in Dublin 8 and within walking distance of the Four Courts and Christchurch and a proven rental market. Show units will be open tomorrow and over the weekend.
The immediate area is within the designated Digital Hub, part of a Government initiative to create a digital technology "centre for excellence" in the city centre. Approximately 80 per cent of the purchase price can be set against all residential and commercial rental income in the Irish Republic, spread over 10 years.
Prices start at €280,000 for one-bedroom units of 43-49 sq m (463-528 sq ft). Two-bedroom apartments of 61-66 sq m (657-710 sq ft) are selling from €340,000. A limited number of car-parking spaces are available for €30,000 each.
Beyond its redbrick frontage designed by architect Rodger Hefler, The Atrium holds just 30 apartments, which are positioned around a central glass atrium, with inner galleries suspended over the void. Remote controlled entrance gates lead to an underground car-park, leaving the surface area free for a landscaped garden to the rear. A roof garden is also being provided for residents' use.
Kitchen appliances and wall tiling are included in the sale and most two-bedroom apartments have en suite showers off the main bedroom. Apartments facing Island Street have sit-out balconies, while those looking into the courtyard have smaller flower balconies. Developer Amcon has a track record of house-building in the Inchicore and Kilmainham areas.
Construction is completed and the apartments at The Atrium will be ready to sign over before the end of this tax year, according to the selling agents. Show units will be open for viewing tomorrow and over the weekend.
