This 0.07 hectare (0.18 acre) site hidden away off Mart Lane in Foxrock comes with full planning permission to build a four-bedroom detached house measuring 208sq m (2,240sq ft). Planning was originally granted in 2010 to the owner of the site, a retired architect who drafted the plans. An extension was granted last December and it expires in 2020. The site, which came to market early this year, is guiding €500,000 through agents Knight Frank. Agent Finín O’Driscoll estimates a standard build cost would be about €140 per sq ft.

This site on Kenilworth Lane has planning for a three- to four-bedroom two-storey house of about 209sq m (2,250sq ft) that has been designed by ODKM Architects whose principal Declan O’Donnell is one of the judges of RTÉ’s Home of the Year competition. It was his business partner Ciarán McCoy who drafted these plans for selling agent Jamie Moran Homes, which is asking €695,000 for the site with planning permission. The design includes a black render facade, double height entrance hall, off-street parking for two to three cars and a back garden that is 12 metres (almost 40ft) long. There is the option to commission the agent through his sister company Jammel Developments to build the property. The asking price for this turnkey finished home is €1.15 million.

The Mews at 49B Abbeyfield in Killester is a site with full planning for a four-bedroom dormer bungalow in an established estate just minutes from the Dart station in Killester village. POTENTIALLY STELLAR SEA VIEWS IN CO WICKLOW

The Cable Hut, on Sea Road, in Newcastle, Co Wicklow, is a bit of a beguiling offer with a hefty price tag. The hut, a redbrick ruin of only about 0.9sq m (10 sq ft), which dates from the late 19th century, has associations with Captain Robert Halpin, the Wicklow-born mariner celebrated for his pioneering work laying transatlantic submarine telegraph cables. Set on three quarters of an acre, the site has no planning permission, butboasts big views of the beach at Newcastle and is asking €200,000 though Dooley Auctioneers. Agent Gabriel Dooley believes it might be possible for a local to get planning for an extension of up to 111 sq m (1,200 sq ft). (The Dublin to Wexford train line runs between the hut and the beach.)

DONEGAL HOLIDAY HOME WITH EPIC VIEWS

Donegal has one of Ireland’s most mesmerising coastlines.
