New homes: Second phase of Scholarstown Wood scheme

Three- and four-bed homes in Rathfarnham development


When Scholarstown Wood launched last September the modernist-inspired homes felt like a breath of fresh air in both style and layout. Regency, the developer, deliberately chose to build two-storey properties rather than the trend towards three-storey homes that can increase the density levels of a development.

Designed by architects O’Mahony Pike these homes were built to emulate the sense of spaciousness that many four-bed semis in the area already offer and they do that in spades with the added benefit of being A-rated.

This second phase of 19 three- and four-bed homes consists of a mix of terrace, end of terrace and semi-detached houses and gives purchasers the same core design values of the launch phase – that is large picture windows that stream light into the rooms, a brick and render finish exterior with black tiled roofs and well considered interior layouts.

There are 11 three-bed terraced and end-of-terraced houses, 116sq m (1,250 sq ft) in size. These vary in price from €470,000 to €485,000. This design has an attic that is convertible to accommodate growing families that might need more space.

There are also five three-bed semis, 114sq m (1,232 sq ft) in size asking from €475,000 to €485,000. There is no scope to convert the attic in this house style. All of these 16 houses have east-facing rear gardens.

In addition there are three four-bed semis in this phase. With convertible attics, measuring 141sq m (1,519sq ft) and asking from €570,000 to €585,000 this house style includes a west-facing garden.

The sylvan setting spans just over 24 acres and will, when completed, comprise 244 houses and 70 apartments. Landscape architects Dermot Foley have designed more than 2.8 acres of open space and a key feature of the new landscaping is a new cycleway along Scholarstown Road.
