Edwardian elegance on a secret square in Terenure

Four-bedroom period house has scope for extension

Eaton Square is probably Terenure’s loveliest address. The redbrick Edwardian houses that frame this sylvan secret address at the end of Terenure Park, off Terenure Road West, have lovely original features and are well proportioned.

Number 39 needs some upgrading but has good bone structure. This bay-fronted property is on the south side of the square. Its interconnecting reception rooms are painted in shades of pink not seen in decades but gradually becoming fashionable again. There is a strong play of light and dark shades in these rooms.

Thanks to original ceiling heights of about 10 feet the reception rooms can easily accommodate the latest dramatic paintscapes, be they dark blues, mauves or greys. The interconnecting doors have art nouveau brass finger plates, and each room has a fine marble fireplace.

The kitchen and breakfast room to the rear need a rethink that will probably involve modernisation and reconfiguration.

The rear garden, accessed from the breakfastroom, faces west. While there is scope to extend into the outhouses to the rear, what most neighbouring residents have done is extend sideways into the void to the rear of the diningroom to make the most of the aspect.

Upstairs on the first floor return is the first of the property’s four bedrooms. It has a cast-iron fireplace. The family bathroom and separate toilet are also located on this floor.

There are two more bedrooms on the first floor. The master overlooks the square and gets the morning sun. The fourth bedroom is on the second floor return where there is also a small study.

The house, which has a BER rating of G and measures 162sq m (1,740sq ft), is asking €795,000 through agents DNG who sold number 10, a four-bedroom house of 163sq m (1,760sq ft) for €695,000 in 2013.
