Kingston View is a small cul-de-sac with number 7 – for sale through Property Partners O'Brien Swaine for €800,000 – nicely and privately tucked away at its end. A solid, well-constructed house, it was built by Park Developments in 1988 as part of the large, surrounding Kingston development, now pleasantly matured in its Dublin foothills location.
The vendors paid IR£70,900 for what was a much smaller house when it was built. Extensions added in 2002 and 2006 have stretched the floor area from 158sq m (1,700sq ft ) to 223sq m (2,400sq ft) and given number 7 a fine, bright kitchen/familyroom to the rear and four en-suite bedrooms. An insulating job added solar panels to the roof and a B3 BER rating.
The particularly loving attention given to the 142ft-long rear garden makes for a terraced, botanical delight on three levels with herbaceous borders, maples and acer trees, a robinia close to the house and hundreds of hibernating bulbs waiting to appear in season.

The vendors are downsizing to a house they are building next door; number 7’s site was originally much larger than its neighbours and they’ve been able to hive off a site for building without compromising the garden.
The U-shaped kitchen/living space overlooks the south-facing garden and is a haven of natural materials. Old brick has been used on walls, a Rangemaster sits into a tiled niche, a timber panelled ceiling has four Velux windows, the kitchen island has a granite top and terracotta floor tiles continue into the entrance hallway. Double doors from the dining area lead to a front drawingroom with a box window and open fireplace with marble surround. The timber-floored office/study was originally a garage and is partially timber panelled.
The en-suite bedrooms are a good size, each one has fitted wardrobes and oak floors. The en-suite in the main bedroom has a jacuzzi bath and Italian porcelain tiling.
There is parking for several cars in the front, gated driveway.
