A three-bed penthouse in a development off Leopardstown Road was a newbuild when its late owners bought it for about €1.15 million in 2004. The couple were very meticulous: the apartment, decorated throughout in shades of cream and white, is in walk-in condition, with practically nothing changed over the years.

It's one of just two apartments on the fourth floor of a 20-apartment block built by Park Developments in Kelston, a mixed development of houses and apartments just beyond White's Cross and the N11.

The emphasis in the design – by architects O’Mahony Pike – was on maximising light. The centre of the building is glazed, rising to an atrium: this means that when you step out of the lift or open the door of the apartment, you step on to a bright landing, filled with flowers.

Inside number 20, a wide cream porcelain-floored hall runs from a bright living room at one end of the penthouse with the kitchen/breakfast room at the other; there are three double bedrooms in between. The livingroom is dual-aspect, with floor-to-ceiling windows giving panoramic views of Dublin Bay from Howth over to Killiney Hill. The kitchen/breakfast room is also dual-aspect, with views from here of the Dublin mountains. Both open on to a wide balcony that wraps around the penthouse.

Balcony/terrace

Number 20 extends to a very sizeable 157sq m (1,689sq ft), with an additional 124sq m (1,334sq ft) of space on the balcony/terrace, and it is for sale through Colliers for €1.3 million.

The cream-carpeted living room is large and bright: it has a coal-effect gas fireplace with a cream stone mantel and a door opening on to the balcony. The open-plan kitchen/breakfast room at the opposite end of the hall is floored with polished cream porcelain tiles and divided by an island unit with a polished granite countertop. There’s plenty of room for a large dining table and a small sitting area in the space, which opens through French doors on to the balcony. A neat utility room beside it has room for a washer and dryer.

Two of the three bedrooms have smart, tiled en suites and all have fitted wardrobes. There’s a tiled family bathroom off the hall, a tiny study with a roof light, and large hot press.

The balcony is filled with plants and has room for a large dining space outside the kitchen and another dining or seating space outside the living room at the other end of the balcony. The loud hum of the N11 is noticeable here, although much less at the kitchen end.

The annual service charge is €3,512 and there are two designated underground car-parking spaces as well as visitors’ parking outside in this quiet development.
