GALWAY developer Gerry Barrett has been told to go back to the drawingboard with his plans to convert Swanbrook House on Bloomfield Avenue in Donnybrook, Dublin 4 from “administration use and part accommodation” to single private residential use.

Dublin City Council told Barrett’s company Talebury that he would have to include photos, plans and other details of how the development would affect the character of the structure.

A conservation statement, or a written conservation report, also must be submitted, outlining the justification and rationale for the development and how it has been designed “to have regard to the character of the main dwelling which is a protected structure”.

The 12-bed house had been asking €2.5m earlier this year, and at one stage was sale agreed, before coming back on the market.
