A building with a classical facade on Dublin’s Leeson Street will appeal to potential occupiers looking for a sense of history combined with an ultra-modern sustainable office design.
Investor Aviva has embarked on a substantial redevelopment of 18 Leeson Street, which will keep the classic facade synonymous with the area, while upgrading behind it into an ultra-modern office interior.
Formerly occupied by the Office of the Ombudsman, the building is being extensively redeveloped by main contractors Graham, while the re-design is being undertaken by McCauley Daye O'Connell Architects. Once complete the building will provide 2,276sq m (24,500sq ft) of grade A office space over five floors, with floors ranging in size from 409sq m (4,400sq ft) to 511sq m (5,500sq ft). It is scheduled to be completed by March 2022 and is being marketed by agents Knight Frank and JLL, who are quoting a rent of €60sq ft.

Of the redevelopment, Dan Daye, director at McCauley Daye O’Connell Architects, said: “The idea was to create modern workspace that blends seamlessly into the period streetscape that is Leeson Street.”
The five high-performance office floors will have exposed ceiling services with VRF air-conditioning and raised access floors. The redesign involved adding a glazed floor-to-ceiling extension to the second and third floors, capped with a green roof. The sustainability features include LEED (Leadership in Energy and Environmental Design) Gold, a Ber of A3 and Wired Score Silver credentials, which demonstrate that the building contains business-critical connectivity features.
Tenant amenities in the building include 13 secure basement-level car spaces with 23 bike spaces, along with shower, drying and locker facilities.
Located in the heart of Dublin's central business district, the area is home to a host of world-renowned international organisations such as Horizon, Aercap, KPMG, Standard Life, Dechert and Maples Group to name but a few. The area has extensive public transport links.
