Monread Road site earmarked for industry and warehousing under draft local area plan

Developers and industrial occupiers looking for opportunities in the Greater Dublin Area (GDA) may be interested in a site which has come to the market on the outskirts of Naas, Co Kildare.

Located immediately adjacent to Globe Retail Park, where the tenant line-up includes Woodie’s DIY, Maxi Zoo, Smyths Toys and EZ Living Interiors, the site extends to 4.56 hectares (11.26 acres), has 145 metres of frontage on to the Monread Road, and is zoned for industry and warehousing under the draft Naas Local Area Plan (LAP). Uses permitted in principle under this zoning include industry, motor sales, service station and warehousing. The subject property is being offered for sale by agent Lisney at a guide price of €3 million.

In terms of its accessibility, the site is situated just 400 metres from the M7 (Dublin to Limerick motorway) at junction 9 (Naas North), less than 3km north of Main Street Naas, 21km west of the M50 orbital motorway and 31km west of Dublin city centre.

The property is convenient to public transport with a number of regular bus services operating locally and over longer distances. Sallins train station is about 2.4km north of the property, offering travel times averaging about 30 minutes to Dublin city centre.

Naas is a proven commercial and residential hub in its own right and a long-established commuter town with a population of about 21,393 according to the 2016 census.

The town and its hinterland have a strong industrial base and are home to numerous global occupiers including the Kerry Group and International Fund Services. It's also a proven strategic logistics location with nearby occupiers that include Aldi, Lidl, DSV and Primark.
