Sir, - In a recent article the Minister for the Environment is quoted as stating that there could be "no doubting the link between housing density and housing affordability". This can be read as meaning the higher the density the lower the price, which seems to be the position at present.

The normal law of supply and demand is suspended when it comes to housing. There is no evidence to date to support the contention that if the supply of housing increases the cost of purchasing a house will decrease. The cost per unit of building in high density schemes will decrease but this saving is not being passed on to the buyer. Some other "law" seems to take over at that stage.

The same article tells us that pilot projects are being planned for "affordable, mixed housing schemes in Ballymun and Mulhuddart". This effort is to be welcomed as a positive step but is it too little too late? - Yours, etc., Ted O'Keeffe,
