Bluebell United agrees deal with landlord, court hears

Club to remain at Capco Park in Dublin for years to come

Bluebell United AFC has agreed a deal with its landlords over its playing grounds and clubhouse at Capco Park, Naas Road, Dublin.

Barrister Padraic Lyons told Judge Jacqueline Linnane in the Circuit Civil Court that the parties had agreed a new lease which would see Bluebell playing at Capco for years to come.

Mr Lyons, who appeared with Donabate, Co Dublin solicitors Cronin and Co for the club, had sought a new lease for the Naas Road grounds following expiry in 2012 of the existing 35-year lease granted in 1977.

The club had sued for the new lease against landlords Terese Byrne, Leland Crescent and Anne Ainscough, Michael Collins Park, both Clondalkin, Dublin, and Carol Kerrigan, Lindisfarne Drive, Tallaght and Martha O'Connor, Rathdrum Road, Crumlin, Dublin.

The court heard that Bluebell United had been in uninterrupted exclusive occupation of the property, for the carrying on of its sporting activities and in particular association football, since 1978.

Mr Lyons said the club had erected a clubhouse and ancillary rooms and buildings. The total amount of money spent in the last five years was €217,500 and between 1997 and 2002 the club had spent just over €150,000 on upgrading the playing fields and clubhouse facilities. Almost €240,000 had been spent in 1988 for substantial extensions to the clubhouse.

He told Judge Linnane that while the parties had reached agreement they considered it prudent to reduce the new terms “to a final clean copy” and asked for the settlement to be put in for mention on February 18th.
