Kitchen
If replacing all the units doesn't make economic sense in terms of your expected return then, at the very least, replace the worktop, paint the walls and re-tile the splash-back. New floor covering is essential and if the budget doesn't stretch to tiles, then a good-quality plain vinyl will do.
Bathroom
A thorough cleaning from top to bottom and re-grouting the tiles should have immediate impact. Replace the shower curtain. Add a large plain mirror to make the room seem bigger. Paint the walls.
Living-room
Start with the carpet. If it's a good quality wool one with no breaks then have it professionally cleaned. If that's not possible replace it, steering clear of cheap carpets with a high nylon content. Buy plain throws for the suite. Keep ornaments, pictures, incidental pieces of furniture etc down to a minimum, tenants will have their own.
Bedroom
Change wardrobe doors. If the bed is in good condition buy a new mattress cover, if not replace it. Paint the room.
