Rathfarnham: from €410,000:Three and four-bedroom houses and two-bed apartments go on sale today at Rathfarnham through Hooke & MacDonald and Orchard Real Estate Alliance.

Show-houses open for viewing at noon for the first 70 units at Stocking Wood, a Deane Homes development off Stocking Lane. A total of 850 new homes will be built when this scheme is complete.

Prices in phase one start at €410,000 for two-bedroom apartments of 70-75sq m (750-800sq ft). Three-bedroom houses cost from €595,000 for 70-75sq m (750- 800sq ft). Houses with four bedrooms and 120sq m (1,300sq ft) cost from €690,000.

A proposed new school will adjoin the site if plans follow through and a neighbourhood shopping and creche facility will be nearby.

Deane Homes and architects Frank Elmes have included a number of luxury features in this development. Wiring for surround sound, all-rooms have internet access and a home cinema system will be provided.

Exteriors are Tudor-style, with red brick and pebble-dash facades and landscaping promises to be good. Apartments will have either balconies or patios.

Inside, stone fireplaces in sittingrooms will be fitted with a gas flame-effect fire. Interior doors are cherry with inlay and light switches are polished nickel.

Stylish walnut kitchens with black granite worktops and integrated appliances are included. Neutral-toned floor tiling will be laid. Bathrooms will come with wall tiling and power showers. Wardrobes with ivory doors and maple lining are also included.

Previous residential schemes by Deane Homes include Heritage Downs and Tudor Grange in Rathfarnham. Phase one is scheduled for completion in spring 2007. Viewing starts at noon today and continues until Sunday at 5 pm.
