SELLING PRICES for a new phase of 52 apartments going on the market next Saturday and Sunday at St Edmund’s near Liffey Valley in west Dublin have been cut back.

Glenkerrin Homes has trimmed the prices for one-bedroom apartments to €155,000, a reduction of €75,000 on the 2006 price.

Two-bedroom homes with a floor area of 76sq m (820sq ft) will be available from €235,000 compared to the original price of €375,000. There are also a number of two-bedroom duplex apartments at €260,000 while three-bedroom homes are €275,000. Sales are being handled by Catherine O’Connor at Glenkerrin Homes.

The location of the development on the grounds of the former St Loman’s Hospital and within a few minutes’ walk of Liffey Valley shopping centre and cinema complex will have a broad appeal given its good transport links (the Luas service is being planned for Liffey Valley). Last week’s announcement that planning permission is being sought to turn Liffey Valley into a full-scale town will also have knock-on effects.

Even before all that happens, Glenkerrin plans to provide a crèche, leisure centre and convenience store to cater for the 600 homes that will eventually be built in St Edmund’s. A total of 200 homes have already been completed and a further 150 are under construction.

The show apartments have good fitouts, including floor-to-ceiling windows, wraparound balconies with glass balustrades and recessed lighting. The kitchen, off the livingroom, has high gloss wall and floor units, and integrated appliances.

There is good storage space and bathrooms and en suites are (like the kitchens) fully tiled and have chrome fittings.

Ray Grehan of Glenkerrin Homes says that St Edmund’s has many of the characteristics of his housing development, Ballintyre, at Ballinteer, which he completed last year. The same attention to finishes and fitout has been maintained, not least in the gardens which have been tastefully laid out and planted with a variety of shrubs and trees.

There are several fixed-rate mortgages available from 2.85 per cent, making it perhaps cheaper for first-time buyers to acquire a home rather than rent. “Buyers are getting high spec at affordable prices,” says Grehan.
