DUBLIN 8: €675,000A former laundry has been converted to a two-bed house with character, writes Eoin Lyons
AN OLD LAUNDRY that serviced the nearby Royal Hospital in Kilmainham is now a two-bedroom house at 19 Kearns Court.
Felicity Fox is seeking offers of €675,000 for the 1860 house, off Old Kilmainham Road, which has been amalgamated into a relatively new development of apartments and townhouses.
It extends to 145.52sq m (1,566sq ft) and has its own front door opening from a laneway with designated parking. It is bordered on one side by the River Cammock.
The front door opens to a lobby and then a kitchen, which was once the place where the horse and cart delivering laundry would pull in to the building. Now, it is a smart high-ceilinged space with large island.
The current owners bought the property in 2000 and put in new wiring, plumbing and eco-friendly insulation.
They also modernised the kitchen and bathrooms. There is also a study area at ground level.
The upstairs landing has partly panelled walls and opens to a large, atmospheric livingroom with sash windows, a high beamed ceiling and tiled fireplace.
A long bright hallway leads to the main bedroom. This is another large room with oak flooring, windows on two sides, en suite (with round Jacuzzi bath) and a walk-in wardrobe.
There is a second very large bedroom off the hallway. This could be used as a reception room because a vaulted ceiling with heavy beams gives it a lot of character.
A door opens from this room to a decked terrace which is long and secluded, running right along one side of the house.
Glass panels in a timber screen shield it from the river far below but it offers a lovely view of water running past.
What's best about this house is that it has the ease of living usually associated with an apartment while the interesting spacious layout makes it feel more like a house.
There is also a good degree of security due to its location behind electronic gates and the proximity of neighbouring apartments.
