As city centre apartment addresses go, 96 St Stephen’s Green takes some beating.

And the two-bed apartment – at hall floor and basement level in the early Georgian house – has its own front door which is another bonus.

About 30 years ago, number 96 and the house next door were gutted when the area at the back was developed into an office and apartment block.

The original three-storey over-basement houses were divided into apartments with access to the upper floors via a lobby at the rear of the building.

The duplex apartment for sale at €575,000 through Savills, opens directly onto St Stephen’s Green. WB Yeats would have passed through this front door when he lived in the house. There is also a rear door that opens into the modern lobby.

The apartment opens into the living room with its two tall sash windows and open fireplace. Off it, through an arched doorway, is a small kitchen.

It also has the opening for the steep circular metal staircase which leads to the basement. It’s quite intrusive but that was the solution chosen when the apartment was first built – today an architect might come up with a better plan.

The first of the two bedrooms is at the back of the house on this level and has glazed doors out to a small patio area.

Also at this level is a bathroom and separate toilet.

The spiral staircase opens directly into the main bedroom – a large double.

There is also access to the apartment from the street at this level, down the steps through what would originally have been the servants’ entrance.

There is good space down here – the apartment has 109sq m – but most of it is made up of two large rooms at the back of the apartment which don’t have windows and so can only count as storage.

Again a reworking of these spaces could make a real difference.

The owner has lived here happily for 30 years and it’s a comfortable and interesting home, although new owners, even if they don’t radically rework the space, might opt to update the kitchen and bathroom.

The apartment comes with a designated parking space in the gated development off Russell Court at the rear.

And there is also a communal laundry room , an amenity that is unfortunately all too rare in modern apartments.
