Havelock Square is one of two very charming squares off Bath Avenue in Dublin 4. Each feels a million miles away from the hustle and bustle of its shops and eateries.

Set around the larger green where children play, Havelock has villa-style brick-fronted period homes on all sides with the Aviva stadium, rising like a glass spaceship from its eastern corner.

And in that same corner, two doors up from gate 5, the presidential gate that our head of state uses to access events at the orb-shaped arena is number 13, a three-bedroom terraced house that is in turn-key condition. The house is south-facing to the front where there is a large gravelled garden that is not overlooked, and where you can soak up the sun.

The 123sq m (1,323sq ft) period property, which has a decent C2 Ber rating, last came to market in March 2017 seeking €775,000 and sold for €814,000 in August of that year, according to the Property Price Register.

Set out in a villa style it is accessed via handsome granite steps and opens into a bright hall where the ceiling height is almost 3.5 metres. The formal living room is to the front. This is a fine square room with original fireplace and dark-stained polished floorboards.

The house then splits with steps leading down half a level to where the current owners rejigged the existing layout to install the family bathroom to the left. This is a large internal space with a big shower stall, smartly tiled in large-format grey flooring with pristine tiled walls. The laundry appliances are also stored here keeping that noise out of the kitchen.

There is a large open-plan room to the rear which overlooks the garden. The kitchen units are set in a c-shape and help to zone the space with a breakfast bar counter creating a break between it and the sitting area.

Beyond it is a sizeable dining area that overlooks the newly planted back garden.

While this is north-facing it will get good western light as the surrounding houses are low density.

Laid out in lawn there is pedestrian and bike access to the rear. Some neighbours have applied for planning permission for vehicular rear access and park their car to the back.

The current floor plan has it set up as a three double-bedroom home. One of these is at garden level, off the living area and has direct access out to the garden. The other two are upstairs where they share a toilet.

This style of villa house can lend itself to the installation of a shower room under its front eaves, subject to survey and an architect’s recommendations. While the ceiling height in such a space won’t work for Amazon-sized individuals it would add a full bathroom upstairs, rather than just a toilet, if your family is more of the Lilliputian persuasion.

In walk-in condition the property is seeking €925,0000 through agents Sherry FitzGerald.
