Glengarrif Parade is a quiet little street off the Mater Hospital end of North Circular Road, in Dublin 7. It’s home to several types of Victorian terraced house: three-beds, two-up two-downs, and villa-style properties line both sides. One side of the street faces the perimeter wall of Mountjoy Prison.

Most recently properties have come to market in need of modernisation, but number 40, a villa-style two- to three-bed house, has been completely renovated for sale and is in walk-in condition.

Accessed up a set of granite steps it has ceiling heights of more than 3.2m at hall level, where the walls are painted a restful dove grey and the cement floor tiles are blue. The livingroom has an open fire with cast-iron surround and a bay window. All the woodwork – the picture rail, skirting and ceiling – has been picked out in a soft, contrasting bone white.  This room could also work as the property’s third bedroom.

The house was extended in the mid-1990s and this is most noticeable when you go down to the kitchen area.  There is a shower room and separate utility behind doors to the left. The kitchen to the right, has simple white units with D-ring handles from The Panelling Centre, and a breakfast bar with eau de nil coloured metro tiles adding a wash of colour to the splashbacks.

Through the back door of this C2 Ber-rated property is a small city garden which faces north west, with the imposing walls of Mountjoy Prison visible.

There is a good sized lounge to the left, big enough to fit an L-shaped sofa, with a dining area to the rear.

Double bedrooms

Upstairs, there are two double bedrooms. These share a smart shower room. The main bedroom has a small dressing table area with steps leading up to the bed. A private road at the end of the street is used by prison officers and while the Royal Canal is visible from here, it’s a walk to St Ignatious Road to get to the towpaths.

The property, which measures 105sq m, is seeking €475,000 through Sherry FitzGerald. Parking is on the street.

Several houses have sold here in the past two years, according to the property price register. Number 31, a four-bed end-of-terrace property of 100sq m sold last July for €386,000; number 58, a two-up two-down of about 60 sq m sold for €295,000 last August; number 49, a two-up two down, mid-terrace of about 75sq m sold for €285,000 last October, and number 29, a three-bed mid-terrace of about 100sq m sold for €335,000 a year ago.
