Top-floor apartment in Cabinteely

Two-bedroom property has a well-considered layout and great views

The Watermint, Old Bray Road, is a scheme of 13 apartments built over retail units in the heart of Cabinteely village. Completed in 2008, the scheme was designed by DMOD Architects best known for their work on Avoca Rathcoole.

Most of the apartments were sold in 2010 and 2011. Number 12 is a top-floor property, a two-bedroom unit, with a top drawer finish throughout. The main room in the well considered layout is an open plan L-shaped space with a designer kitchen by Poggenpohl and roomy dining and sitting areas offering floor to ceiling glazing on two walls framing views across an empty field to the boundary of Cabinteely Park, one of south Co Dublin’s finest green spaces. Glass sliding doors open out to a sizeable south-facing balcony that feels sheltered.

It’s quite the pastoral view with the Sugar Loaf peeking up in the hazy distance. The future of the empty field is unknown. Potential buyers should check with Dun Laoghaire Rathdown planning offices as building works here would obscure much of the unit’s lovely green vista.

The property is triple A-rated with underfloor heating throughout fuelled by a central eco-friendly biomass pellet boiler and a heat recovery ventilation to minimise heat loss. The hot water is heated via solar thermal collection cells located on the roof and rainwater harvested is used to irrigate the landscaped courtyard.

The master bedroom is a roomy space with floor to ceiling windows that are not overlooked. These are dressed with vertical strip blinds to ensure privacy. The adjoining ensuite is a good size and has large picture windows and a shower. The second bedroom is comparatively smaller.

The main bathroom is well finished and features a Japanese soak tub with an integrated shower and cabinets secreted behind a set of mirrors.

The property has a smart utility room in the hall where the underfloor heating provides the perfect place to hide drying clothes.

The apartment comes with a parking space with room for two cars and, and while located in the heart of Cabinteely village, feels very private. The property, which measures 105sq m (1130sq ft), is asking €425,000 through agents Owen Reilly. Apt 12, a similar-size unit with a north-facing balcony sold in June for €375,000, according to the Property Price Register.
