If golf is your game then the artist-owned Rowan, No 8A Station Road, which backs onto the last three holes of Sutton Golf Club, might be the place to to unpack your clubs and the rest of your belongings.

Hidden behind Sutton’s busy Station Road, the large detached property, which was constructed in 2005 to a design by Raheny-based architect Michael Mohan, has soaring ceilings, large windows that wash the property in light and a red tiled roof that fits right in with much of the local housing stock and nearby Portmarnock Golf Club, which you can see from the seafront.

Its owner, illustrator Elaine Cullen used to live in number 8 but sold it and built this 176sq m (1,894sq ft) residence in its back garden.

The four-bedroom house has served her well but, with her children having flown the nest, it is now too big for her, although her son did boomerang back to live with her during the Covid-19 lockdowns and is enjoying the use of the detached studio in the back garden where he has been painting and throwing pots.

The illustrator, whose work features in titles such as Webb: An Irish Flora, was instrumental in creating much of the look of the property including its curved entrance hall walls, a feature of her old house that she brought to the new build. She says it allowed her to hive out more space for use in the downstairs family bathroom and separate utility.

The ground floor is divided into two distinct zones. To the right, the accommodation comes in the form of two double bedrooms, one of which is ensuite, while to the left there are three separate rooms – a study, kitchen and lounge – which overlook the garden and enjoy a southerly aspect.

The kitchen has a double-height ceiling, smart gloss units fitted by McNallys and a sail-shaped window that evokes the property’s coastal setting.

Other details include solid cherry internal doors and skirting, large-format timber windows and space for everyone to escape to. The other two double bedrooms are upstairs where, if you stand on your tippy toes, you can see the sea.

The house adjoins Sutton Golf Club and is surrounded by greenery and mature trees. It has everything you could want within walking distance, although if you do need to get in your car, there is off-street parking for up to four vehicles.

You can take shore walks along Station Road, and seaside strolls on Burrow Beach, which is accessed in mere minutes via Lauder’s Lane. There’s supermarket shopping at Supervalu, Sutton Cross, which is so close that Cullen often wheels the trolley directly home to unpack her groceries.

“I leave the house the second I hear the gates going down and still make the train in time,” Cullen says.

The four-bedroom house, which has a C1 ber rating, is asking €950,000 through agents JB Kelly, who first brought it to market two years ago but the long closing stalled as a result of Covid.

The most recent sale on the road was of an artisan cottage extended to 170sq m (1,830sq ft) with an enormous south-facing back garden. Number 15 Station Road came to market last summer asking €750,000 and sold in February for €805,000, according to the property price register.
