Sea Glimpse may not oversell its vista, but what this home situated at the Mount Anville end of Deerpark Road might lack in sea views it more than compensates for in scale and presentation. The three-storey property is all frontage, in that the house is set to the back of the plot of land it occupies so most of the garden is situated between the B-rated dormer bungalow and a high front wall.

Measuring 312sq m (3,357sq ft), there is a gorgeous dual aspect drawingroom to the left of the hall. Light-filled, its French windows open out to the garden via a small set of steps, while the freshly laid, pale-grey carpets and Stovax insert fire visually warm the space. The property has been staged for sale by Dublin-based design company the Interiors Project. There are smart, painted solid wood doors, architraving and skirting throughout the residence, custom designed by Clara Joinery.

The garden, designed by Evan Hughes, runs front to back with the majority of the lawn to the west of the house. A high boundary wall divides the property from next door, where the owners are building a new passive home.

A large formal diningroom overlooks the front. The sun-filled space seems almost wasted for use as an after-dark room, while by contrast, the kitchen is disappointingly dark. Situated across the hall, the dual-aspect diningroom has roof lights flooding in light, and a remedy here could be to simply flip the layout.

American-style basement

Downstairs there is an American-style basement that is used as a games room and movie theatre. Lit only by clerestory windows, teenagers would love this space although it doesn’t have direct garden access. A utility room is situated to its rear.

There are three bedrooms on the first floor where the vaulted ceiling heights soar to 2.85m (over 9ft). These rooms are expansive and impressively light-filled, so much so that it almost feels a shame to have them as sleeping quarters. Two of the three have en suite bathrooms. There is a Jacuzzi-style bath in the family bathroom. The fourth bedroom is at hall level and has an en suite shower.

The property is asking €1.35 million through agent Lisney who recently sold number 12 for €1.8 million, a similar sized property with impressive city views situated on the same side of the road. That house came to market with a €1.75 million price tag.
