Walkers along the lovely leafy stretch of the Dodder at Milltown will have wondered just what was being built on the corner of Lower Churchtown Road beside the linear park and river. Until last year there was a dormer bungalow on the site – its roof barely glimpsed above the trees that surrounded it.

Now the builders are putting the finishing touches to a gleaming tall white three-storey new-build that’s all angles and balconies. It is one of two houses built on the site – the other, semi-detached to it, also opens onto Lower Churchtown Road. It’s a three-storey house with four bedrooms and 1,900 sq ft/176 sq m and it is now for sale though DNG for €950,000. The owners of the bungalow who developed the site are selling this and keeping the larger house next door for themselves.

It’s slightly different from its neighbour in appearance being partially stone clad to the front . It has a balcony – at the top of the house to the front – and as is the way of many upmarket new builds, the master bedroom suite up here covers the entire floor. Its picture window to the front overlooks Milltown Golf Club while to the back, in the dressing area and the large bathroom, the views are down over the linear park.

On the middle floor off a large bright landing there are three bedrooms – two doubles and a single – as well as a family bathroom.

On the ground floor the layout emphasises the depth of the house. To the front is a small living room, while off the inner hall (with its guest toilet) the back of the house is taken up with an open plan living and kitchen that’s flooded with natural light from the glazed doors at the rear and the rooflights. This area is on two levels – a smartly fitted contemporary kitchen by Paul Moran with steps leading down to a seated living area.

There’s a large entrance hall - lined with storage - with an unusual feature, a window into a sliver of an open space; the kitchen also has a window opening into this lightwell. The BER is B2.

The front garden has been landscaped and there is space for several cars to park while there is a good sized enclosed garden to the rear.
