In typical Cosgrave fashion the latest tranche of houses in this scheme are finished to a high standard with good quality craftsmanship and a commitment to delivering a high-quality energy efficient product is evident throughout.
All homes have an A2 BER rating, redbrick fronts, solar panels, heat recovery systems and large windows.
This second phase follows the sale of all 23 houses in the previous allocation and John Farrell, of Hooke and MacDonald, says the new mortgage regulations shouldn’t have a huge effect on people looking to buy here. “We sold out the first phase comfortably and people looking to buy here are generally young families moving up; they are not first-time buyers and they are generally on a good income, so I wouldn’t think the 20 per cent deposit regulations should affect our sales here too much.”
This phase, which is being released today, comprises 14 houses; eight four-beds and six five-beds, all of which are markedly different to the previous houses sold in May.
The main difference here is that they are smaller – in both floor space and price. The four-beds have an average floor area of 143sq m (1,539 sq ft) and come in at €595,000, compared to their 159sq m (1,712sq ft) counterparts which sold in May for €610,000. The five beds are 215sq m (2,315 sq ft) and are selling at €735,000, compared to the ones in May which were 238sq m (2,560sq ft) in size and sold for €775,000.
The most attractive features of the larger houses have been retained – the bright and spacious kitchen, with Velux windows and large double patio doors that flood the space with light. The upstairs entertainment room in the five-bed has also been kept, which could act as another bedroom if needed.
The main compromise is that the bedroom spaces are a little smaller, and the redesign of the four-bed kitchen is a little less pleasing to the eye than the previous.
That said, these are good-looking homes, and deliver in terms of energy rating, spacious layout, manicured grounds and an attractive address.
