Three detached houses in Rathfarnham built in 2009 and with prices from €850,000


The three detached family houses at 1,2 and 3 Fairbrook House off Ballyboden Road in Rathfarnham were on the market before – briefly, and with no sales – just after they were completed around 2009.

A small infill development, the detached houses are on the site of the original Fairbrook House – hence the address – but the small scale developer who built them had bad luck with his timing, completing the houses just as the market headed south. The three properties have been rentals since. Now they are once again for sale, through Lisney, with prices starting at €850,000.

Built on a triangular site the three houses are identical looking and with five bedrooms and good living spaces they are clearly designed and laid out for families. They’ll be of interest perhaps to those looking to trade up from a more modest three-beds in this popular Dublin suburb. And while they are new-builds and look smart, they blend in with more established houses in the area.

Double fronted

All are double fronted, with a livingroom and playroom to the front and a large eat-in kitchen to the rear. Also at ground level is a utility room and a downstairs toilet. Upstairs the five bedrooms, two with en suites, are over two floors – there’s a large bedroom en suite with a walk-in wardrobe at dormer attic level.

While all three are roughly the same size, the prices vary. Number 1 with 210 sq m (2,260 sq ft) is €895,000. Number 2 with 213 sq m (2,300 sq ft) is €875,000 and number three with 209 sq m (2,250 sq ft) is €850,000. It’s the size and shape of the gardens that is dictating the price – the shape of the plot means that the house in the middle, number 2, has the most regular rectangular shaped garden, but it’s shorter than the others which are triangular shaped but long, so it will depend on buyers’ preference and budgets.

The houses were built for a pricier market so the well-laid out bright kitchens and bathrooms are smart looking and at hall level the flooring is either porcelain tiles or timber. Any house that’s been a rental, no matter how careful the tenants, will need a freshening up once they are sold on so new owners may want to redecorate before moving in.
