Rathmines period home restored to former glory seeks €2.65m

The last time number 55 Palmerston Road came to the market it was 2017 and all the heavy lifting had been done by the previous owners. The two-storey-over-garden-level terraced period redbrick had been extended to the rear to make space for an open-plan dining, kitchen, living room; the many period features in the fine reception room upstairs had been restored – including the elaborate ceiling cornices and the fine white marble chimney pieces in the grand interconnecting reception rooms, and three of the bedrooms were en suite.

It had, though, been a rental and even at this level of the market the tendency is towards bland interiors, which means litres of magnolia. The bathrooms too were dated and the layout in the kitchen area didn’t make best use of the space. There is 300sq m (3,229sq ft) of space, excluding the converted attic which is not counted.

There are three bedrooms upstairs and the room in the hall floor return is listed as a fourth although it is now in use as a home office and probably will stay that way. The layout in these houses tends to be somewhat flexible and new owners if they need another bedroom are likely to use the attic or perhaps the family room to the front of the house at garden level.

The 18m-long back garden is east facing – it’s presently covered in fake grass – and there is parking here with access from the lane that runs to the rear. The owners have removed some of the colourful shrubs and greenery that was in the front garden and replaced it with gravel – a look that’s likely to change under new ownership, especially as it is not a driveway and the chances of the planners giving new off-street parking permissions on this Dublin 6 road is slim. The owners are moving on and have placed number 55 Palmerston Road on the market with Sherry FitzGerald seeking €2.65 million.
