New homes: four-bed houses in D14

Six-house terrace in Milltown is first project for Woodchester Developments

All six of the new homes that make up Richmond Close, Milltown, Dublin 14, come on the market today. In a style that could be described as cool restraint, their brick and granite facades have a contemporary look with traditional nuances, which is mirrored in the clean lines of roomy interiors.

This is a first project for Woodchester Developments, a new company headed by Dubliner John Roche. Richmond Close is typical of the type of small-infill, high-quality, family-home development Woodchester aims to concentrate on.

Storage space

The site was previously owned by Allied Irish Bank, who, for 15-20 years, used it as storage space for leased cars. It was bought by Woodchester Developments in 2013, and building on the six-house terrace, which overlooks public parkland swinging down to the Dodder river, began in April this year.

The main third-floor bedroom suite is something of a feature.

Eyrie-like, it has a pleasant anteroom sitting area, walk-in dressingroom, shower en suite and both Velux and front-facing windows. The architects were from Henry J Lyons, while Arlene McIntyre of Ventura Design applied a cheerful, bright palette to the interior design work.

The identical design of each house is reflected in the prices: €825,000 for the central four, €895,000 for the end show house, to include all contents, and €835,000 for the other end house.

Levels

On three levels, each house has a floor area of 176sq m (1,894sq ft), four bedrooms (two en suite), a large kitchen/family/ dining area, utility room, sittingroom, ground-floor toilet and family bathroom.

The high-walled rear garden is 50ft (15.2m) long and comes with a garden shed that has power supply and mains water. Wide-planked oak flooring, kitchen tiling and utilities are standard, as are bathroom fittings and tiling.

Nice touches include a woodburning stove and white stone fireplace in the sittingroom, and the impressive amount of glass and light in the kitchen/dining area.

There are two parking spaces to the front.
