New homes: Final phase of Drumcondra scheme

The final phase of 20 houses in Sion Hill Park in Drumcondra will be released this weekend. Located in the quiet and mature neighbourhood of Sion Hill Road, the houses are among the few new family homes to be located north of the city centre.

This phase consists of three-bedroom terraced houses ranging in size from 110 sq m (1174 sq ft), three bedroom semi-detached houses 108 sq m (1153 sq ft),three bedroom detached houses 108 sq m (1153 sq ft), four bedroom end of terrace houses 1554 sq m (1672 sq ft) and four bedroom semi-detached houses 171 sq ft (1843 sq ft).

Prices range from €470,000 for the three-bed terrace to €670,000 for the four bed semi-detached.

The three-bedroom terraced houses are laid out over two storeys and all houses have 9ft floor to ceiling height on the ground level which lends an airy spacious feel.

The four bedroom end-of-terrace houses have an extra floor in the attic space which could be used as an office or study.

The kitchens include solid timber fittings from Keane Kitchens and come with quartz worktops in a choice of colours, while the larger four-bedroom houses include an island in the kitchen.

Of the 69 houses designed by McCrossan O’Rourke Manning and built by Maplewood Residential, 47 are sale agreed.

In this final phase prices have increased by €5,000.

The exterior of these A2 rated homes is a mix of brick and stone with uPVC double-glazed windows and hardwood front doors.

These newly built homes are likely to appeal to first-time buyers or those trading up who want to live near the city centre due to the dearth of family homes in the capital.

The proximity to a great selection of schools will be a draw for families, with schools such as Scoil Mhuire, Ard Scoil Rís, St Vincentde Paul and Dominican College in the vicinity.

The homes are a 10-minute drive from the IFSC, 15 minutes from the airport and there’s easy access to the M1 and the M50. Viewing times are Saturday, April 16th and Sunday, April 17th from 2pm to 4pm.
