Neighbourhood charm in Mount Merrion

Four-bedroom house with a small west-facing back garden for €995,000

Mount Merrion is a lovely old-fashioned suburb with a great neighbourhood spirit, good-size houses and proximity to many well-considered schools. You can hear neighbours greet one another on the road. Through the treetops on The Rise, there are glimpses of Dublin Bay and the Pigeon House towers.

Though the road is just off the noisy and busy N11, it feels calm and settled, much like number 61, a four-bedroom semi that was upgraded and extended nine years ago by its present owners.

When they bought the 1930s house in 2005, it came with a conservatory to the rear. They hired architect Nuada MacEoin who got rid of it, extended the kitchen adding a sizeable dining area overlooking the garden and knocked the wall between what is now the music-cum-playroom and the kitchen to create a large open-plan space that still has nooks to escape to.

There is a well-proportioned formal sitting room to the front. At the same time they extended out over the side passage, creating a long space where they store bicycles, laundry and even bins. There is a utility room at the front complete with sink and cupboards.

The back of the house overlooks the garden which, while small by suburban standards, is west-facing and gets good light.

Upstairs there are four good-sized bedrooms. The master is to the front and has a windowed en suite with a smoked glass shower.

When the family extended the house they decided to add a fourth bedroom, a great sunny room with dual aspect windows and a Juliet balcony that has been used by the family’s au pair and feels slightly separate from the other rooms.

“It is the best room in the house,” says the owner. In addition there is a family bathroom and a hot press that is now a sizeable landing storage space.

The four-bedroom house measures 195sq m (2,099sq ft) and is asking €995,000 through agents DNG.
