Arnott Street is one of the quietest streets in the popular Portobello district, and number 12 has been home to Clare and Ross Bradshaw since 2007.

The couple purchased the 1880s-built house from builder Emmet Long who gutted, refurbished and then flipped the property. In essence the property has been completely rebuilt – all that was retained was the front wall.

Interiors were designed by Sinead Considine, who has since joined forces with Niamh de Barra forming The Interiors Project., which took a Best of Houzz 2018 award for their current projects.

All the available space was reconfigured to give an open plan kitchen-cum-dining area to the rear of the house. This in turn opens to a courtyard garden through bi-fold doors cleverly maximising the use of available space in dry weather. To the front of the property lies a living room with an open fire – the dining area is warmed by a stove set into the original hearth.

Upstairs are two bedrooms. The principal is a spacious en-suite, and the second is a single, both have working fireplaces.

Concertina door

Also at this level is a further room with a Velux window. The clever use of a large concertina door allows this room to open into the upper landing. The couple use this room for overnight guests but it would make a superb home office, or indeed a further living room.

There was quite a bit of thought at design stage about storage – small Victorian houses are notorious for their lack of storage space, but the addition of a large utility and storage area in the third room upstairs addresses this issue.
