Major Dún Laoghaire makeover takes terrace home to a new level for €825k

A terraced house near the centre of Dún Laoghaire, bought in 2006 for €735,000, has been extended, rewired, reroofed, replumbed and given a complete facelift amounting to €300,000. Twelve years on, the 158sq m (1,701sq ft) four-bed is for sale through agent Vincent Finnegan for €825,000.

Number 26 Mulgrave Street has now been staged for sale by Fit Out Interiors and is in walk-in condition. Built in 1939, it wasn’t a big house, but the very bright, modern extension at the back has opened it up. Original timber floors have been stripped and polished and the whole house has been painted in neutral shades.

There are double doors into a sittingroom on the right of the front hall: this has an open fireplace with a sandstone surround, and a bay window with new double-glazed timber sash windows.

A wide arch further down the hall opens – past a good-sized understairs toilet – into the bright open-plan dining/kitchen/living area. The timber-floored diningroom, in what was the original part of the house, steps down into a large, bright space with a pale-tiled floor.

Deep skylight

The kitchen has countertops and a central island topped with cream marble, smart timber units and a utility room off it. A wide, deep skylight over the large livingroom throws light into the space with its feature wall with blue textured wallpaper. Floor-to-ceiling windows and doors open into a good-sized, two-tier sandstone-tiled back garden.

The stairs and landing upstairs are painted white, and bedrooms have polished timber floors. A single bedroom with fitted wardrobes overlooks the back, and another small single at the front is prettily fitted out as a nursery. The other two bedrooms are modest-sized doubles with fitted wardrobes. One has an original cast-iron fireplace, the other an original tiled fireplace. The family bathroom has pale mosaic-tiled walls and a deep brown-tiled floor.
