When 25 Palmerston Park was last on the market – just three years ago – the assumption was that the modest 1960s bungalow needing work on a 0.19-acre plot hidden off the park would be knocked and replaced by a much grander family home.
Even allowing for the scarcity of sites in this prime Dublin 6 location, especially one as private and lovely as this, the then price tag of €1.7 million for the 0.19-acre plot seemed very ambitious.
The assumption was quickly proved wrong – and Sherry FitzGerald’s pricing right – as the bungalow sold in a matter of weeks for €1.65 million. It also proved that top-of-the-market downsizers who have already sold can act quickly, with price in second place to location, and that’s what happened here. The long driveway leads up to a detached garage and a parking area for two cars. The covered entrance porch is a new addition with a paved seating area beside the densely planted side garden.
The 77ft long, 52ft wide back mature garden is planted in such a way that none of the surrounding houses are visible from it.
The renovation is so new, and the decoration so smart that new owners – possibly also downsizers – won’t have to do a thing. Now an executor’s sale, number 25 Palmerston Park, Dublin 6, is on the market through Sherry FitzGerald for €2.25 million.
