Four-bed family homes in Foxrock

Two generously-proportioned properties are part of development on Brighton Avenue



There was much pomp and ceremony when these houses, set in a development of 22, on Brighton Avenue in Foxrock were launched in 2007.

With original asking prices starting at €2 million for the four-bedroom properties, there have been several price reductions since. In 2012, numbers 6 and 17 (both four bedroom) fetched €801,000 and €835,000 respectively.

Two of the properties are being sold by Savills with asking prices of €820,000 for number 21 and €835,000 for number 22, on behalf of the original developers Burkeway Construction, owned by Michael Burke who also developed King's Villa apartments on Monkstown Road and Beacon Quarter in Sandyford.

Burkeway has rented out these properties since they were built, so they are being sold as new homes, which according to the agent, means new owners will be exempt from stamp duty on the VAT.

The interior fit-out of these generously-proportioned properties standing at 203sq m (2,185sq ft) is to very high specifications, with marble bathrooms, Lamartine fireplaces, solid wooden flooring, mood lighting, high-end kitchens and solid mahogany doors. All of the properties are wired for Smarthome technology and feature REHAU intelligent underfloor heating.

The €15,000 price difference between the houses is due to the fact that number 22 was the showhouse of the original development and enjoys a corner site with landscaped gardens. It also has an upgraded interior and kitchen with Miele appliances (rather than Siemens as in no 21), parquet flooring and a Jacuzzi in the family bathroom.

Burkeway owns a further seven properties, all of which are rented, but these also may make their way to the market depending on lease agreements. These are the larger five-bedroom houses standing at 274sq m (2,950sq ft). All have detached garages and will command in excess of €900,000 – a far cry from their €2 million-plus asking price in 2007.
