The owners of 5 Airfield Road in Rathgar moved in nine years ago when the red-brick terraced house on the quiet cul-de-sac had already been renovated and extended.

The previous owners built out from the ground floor return to create a larger kitchen – so now, a couple of steps down from the hallway, is a small family room leading into the kitchen with a wall of windows and doors opening out to the small patio garden.

In the family room, which also has space for a dining table, the chimney breast has been stripped back to the brick – an attractive feature – and fitted with a navy blue-coloured wood-burning stove. Rooflights in the kitchen extension throw more light into the space.

There are two small reception rooms – both with attractive period fireplaces. In this house the owners use the front room as a comfortable living room while their small children have taken over the back room as a playroom.

New owners could – as some owners on the road have done – knock the wall between the reception rooms to open up the living space. There is a guest toilet under the stairs.

Work has been done in the past nine years – notably renovating and extending the bathroom and going up into the attic to create a room that is used a fourth bedroom.

Originally the first-floor return in these houses was made up of a small bathroom and bedroom. In number 5 it is now a very large bathroom with freestanding bath, separate shower and attractive details in the original cast iron fireplace and the exposed brick feature wall.

There have been two recent sales on Airfield Road – numbers 24 and 25 – both sold this year for the same price, €760,000. They are new builds, part of a small infill development of contemporary style two-storey four beds incorporating a car port, near the entrance to the road, and so quite different from number 5.

There was a house similar in style to number 5 that came on the market in May when number 18 went up for sale. Despite strong interest its owners subsequently decided against selling.

The owners of number 5 haven’t outgrown the house, it’s still ideal for them, and the cul-de-sac they say is particularly neighbourly but now with three children they would prefer a garden to their small patio.

Airfield Road is a cul-de-sac off Rathgar Avenue, a few minutes’ walk from the shops in the village. It’s a narrow road – made more so by the cars parked on either side as parking is on-street. Sherry FitzGerald is the agent, seeking €745,000 for number 5.
