Dublin 6 €1.5 millionThe auction rooms in estate agents' offices haven't been getting too much use lately so it will be interesting to see how 1 Leeson Park fares when it goes to auction on March 21st through Lisney.

The guide is €1.5 million. It’s a fine house, renovated from top to bottom in 2005, a major job because it had been in eight flats. There’s no sign of that now, it’s a five -bedroom family home of 370sq m (3,980sq ft) – making it one of the larger two-over-garden-level houses in this part of Dublin 6. And there are signs throughout – for example underfloor heating, smart bathrooms and the Chalon kitchen – that considerable money was spent on the makeover.

Up a tall flight of granite steps, the front door opens into a large, bright hall. With several windows in the gable wall of this end-of-terrace house, it is particularly bright on all levels. The reception rooms are spacious and grand with their original features, such as fireplaces, cornice work, floorboards, all restored. They interconnect, creating a grand space when the doors are open, and unusually the back reception room has two tall wash windows, matching the ones at the front of the house – typically these style houses have only one window in the back room. Also at this level is a good-sized study in the back return.

Upstairs, there are four double bedrooms, two with ensuites. The main bedroom, with its white marble chimney piece, high ceilings and matching pair of windows with views looking down Appian Way, is lovely and its ensuite is large enough to have fitted wardrobes and a dressing area. The other bedrooms also have smart built-in wardrobes. The family bathroom has a cast iron slipper bath and a free-standing shower.

The garden level is where the new owners, if they are a family, are likely to spend most time. The eat-in kitchen is to the front, fitted out with a bespoke Chalon kitchen and an Aga and it opens into a family room, with a fireplace and access to the back garden. The fifth bedroom is also down at this level, in the back return, and it is a good-sized double with its own ensuite. There’s a large utility room fitted with cupboards and appliances, and there’s a guest toilet.

At present it’s a house that echos – the rooms are very large and it is not furnished. It was renovated as an investment and has always had tenants.

It would originally have had a very long garden but in the early 1990s part of it was developed as a small apartment block fronting onto Chelmsford Road. Number 1 Leeson Park now has a good sized patio garden and parking for two or three cars behind tall, electrically controlled, timber doors.
