There are several unusual things that differentiate 77 Lansdowne Park from other properties for sale in the area, not least of which is the fact that it is detached. In this part of Ballsbridge, detached houses are a relative rarity , all the more rare when you realise that number 77 was only built in 1992, making it a toddler in property terms.
Located behind electrical gates, number 77 is surprising, too; most other houses on Lansdowne Park, a narrow street off Haddington Road, backing on to Beggars Bush, are situated a car’s length from the road itself. You can almost see into their living rooms, blinds notwithstanding, from your car. But 77 is tucked away behind its double gates and slightly behind the rest of the street, a standalone building designed in a country cottage style.
Once inside the house, sounds of the surrounding suburbs are barely audible. From the first floor, windows look out on to houses and civilisation, but downstairs the views are of mature shrubbery and creepers on the walls around the paved patio area. There are three bedrooms in number 77, on sale through Gunne and asking €795,000. Two of those are on the ground floor and one above. In its current incarnation, the house is divided into two home areas. Downstairs, signs of teenager are in the bedroom and the DVD collections in the living room, which has a beautiful box seat to the front of the house, and ample built-in shelving. Upstairs, the master bedroom en suite shares space only with a large second livingroom, with vaulted ceiling and Velux windows.
The kitchen-cum-dining room is spacious, with a gas hob and Antica tiled floor. Cabinets are finished in a pale veneer, a design that leads through to the small utility room to the rear. The kitchen also extends to the right of the house to a large, bright sun room.
There are two double rooms on the ground floor, one larger than the other, both with built-in wardrobes and storage space. The bathroom is a fine size, with bath and shower, and there is an under-stairs cupboard with space for hanging coats and storing the odd piece of luggage – cabin-sized only.
The bedroom upstairs is the largest in the house, with en suite bathroom and ample built-in wardrobes on both sides, one of which extends back into the vaulted ceiling, offering plenty of storage space behind hanging racks. It’s difficult to compare prices in Lansdowne Park, where house designs vary – towards the end of 2011, one sold for €737,500; another sold late last year for €435,500. Number 77 is a rarity: a detached house in this part of Dublin 4 that is not overlooked, and offers a great design for a family with a teenager in need of their own space.
