Mount Saint Anne’s is a large, nicely maturing development just behind the SS Columbanus and Gall church on the Milltown Road. The estate, which was designed by architects O’Mahony Pike, and built in 2001 by Park Developments, features blocks of apartments as well as duplexes and townhouses. There are green spaces and water features in a scheme that also boasts a private, pedestrian access to the Milltown Luas Green Line.

Number eight is a three-storey mid-terrace townhouse in a row of similar-sized properties at the far end of the estate that runs parallel to the Luas track.

The well-laid out house has aged very well. It had been rented and it has been staged and refreshed for sale by House & Garden Furnishings. The front door opens into a square-shaped hall with good storage, as well as a separate hotpress and a guest toilet.

The ground-floor rooms all interconnect, starting with a small sittingroom to the front that overlooks the property’s car parking space. The opening between it and the dining room has cleverly-engineered pocket doors, the kind that slide back flush to the wall. The dining area has glazed doors opening out to the garden and this room leads through to a two-tone kitchen of cherry wood and vanilla. This is the space that viewers may feel needs upgrading because its dark floor and dual-coloured kitchen presses feel dated – and kitchens age a home more than any other room.

Best room

The décor refresh includes a bordered runner on the stairs. The stairs takes you up to the best room in the house – a dual aspect lounge on the first floor that features a glazed area to the front with built-in seating. It’s a lovely idea as this area feels like the natural place you would put a formal dining table, incorporate the banquette seating which you could seat diners on. As it has a westerly aspect it could become a second lounge area within the room, though for this to work the seating would need greater depth to ensure enough room so you could stretch out with the papers.

Overall the house measures 159sq m (1,722sq ft). Its footprint at ground level is less than that of the other two floors and this is most evident in the lounge.

The bedrooms

Two of its four bedrooms have ensuite bathrooms. One is located on the first floor and the second is situated directly above it on the second floor, where there are three bedrooms. The other two share an internal family bathroom that has some natural light courtesy of a light-well but not enough to do your make-up and hope to look au naturel.

The house has a small but mature east-facing back garden with a garden shed, blackened railway sleepers and creeper growing around the glass doors.

The property is asking €925,000 through agents Lisney who recently sold two four-bedroom duplexes, a smaller style of property, in the development for €680,000 and €690,000. Annual service charges are about €1,115.
