Architecturally designed four-bedroom house of 203sq m with garden room


Number 28 Ardagh Crescent in Blackrock started life as a semi-detached bungalow with 148sq m (1,593sq ft) of living space.

Owners Darragh Kilbride and Daragh Walsh bought the property 13 years ago and in 2007 decided to renovate.

“We were chatting one Sunday morning about the oven being too small. What began as a conversation about ovens led us to completely renovate the house, so much so that only a wall of the original property still exists,” says Kilbride.

The couple engaged A1 Architects, who added single-storey and dormer extensions to the property, bringing the square area to 203sq m (2,185sq ft).

The brief was lots of space, light and gadgets. What were originally pokey rooms are now a series of living areas interconnected by sliding oak doors which meet at the focal point of the house – the kitchen cum dining room.

The entire back wall of this room is a huge glass sliding door. With a width of 24ft and an aperture of 12ft, the doors came from Germany and were so large that they had to be hoisted into the rear of the house by crane.

A high-tech Snaidero kitchen looks out over the rear garden and features a central island with dual sinks and clever storage behind high-gloss concertina doors.

The rear garden was once "just a grass patch we rarely used", says Kilbride, until the couple engaged landscape designer Paul Martin, who won a gold medal at this years' Hampton Court Flower Show, to create an outdoor living space.

The result is stunning, and features a Japanese Tea House, surrounded by raised beds of bamboo and herbs. The couple’s penchant for gadgets was indulged in a sound system that operates in every room including the bathrooms and garden room.

This modern four-bedroom home would suit a family with a love of space, gadgets and entertaining.

As a result of that morning discussion in 2007 the house now features two ovens and an outdoor built-in barbeque.
