Classical style in Rathmichael for €1.25m

Mock-Tudor five-bed on three-quarters of an acre on market


Ferndale Road is a leafy, private and upmarket cul-de-sac in Rathmichael, Co Dublin.

Number 10, a five-bed mock- Georgian detached property on three-quarters of an acre, looks curiously similar to Uisce Solais, number seven Ferndale Road, a property originally owned by the people who now own number 10.

The owners of number 10 built it in 2006 and they’ve adopted many of the features of their first house in their second house.

Both homes were inspired by the architecture of Townley Hall, a Georgian building in Co Meath designed in the classical style.

The launch of number 10 to the market brings the number of properties for sale on the road to three.

Providence, number eight, Ferndale Road, is a six-bed house of 320sq m that came to market in September 2014 asking €1.35million. It was withdrawn and relaunched in March 2015 asking €1.285million. It is now asking €1.278 through Ganly Walters.

Reduced price

Uisce Solais came to market in July 2014, asking €1.85 million through Savills. The house is still on the market, but its price tag has been reduced to €1.7 million.

Number 10, hidden behind electronic gates, has a pillared portico with Portland stone steps leading up to the front door.

Extending to about 350sq m (3,767sq ft), it comprises well-proportioned rooms set around a spacious square-tiled hall, whose focal point is a white marble fireplace. Mahogany-stained doors lead off the hall to the reception rooms. A claret-red painted study is to the left, with a family room behind it. Off it is a uPVC conservatory.

The most formal rooms, a pair of interconnecting living and dining spaces, are situated across the hall. The latter is painted a mood- calming green. These rooms have polished floorboards, while all of the reception rooms have dual-aspect, large sash windows.

The kitchen, to the rear, features Shaker-style units, granite countertops and large mahogany-framed windows on two sides, with French windows opening out to one of the house’s two Indian sandstone patios. There is also a narrow passage that connects the kitchen to the diningroom, and ample storage space in the large utility rooms off this corridor.

The servant’s quarters at Townley Hall inspired the design of the accommodation floor. At the Co Meath pile the staff’s attic floor is hidden by the parapet. In Ferndale the rooms aren’t out of sight, but by recessing the rooms slightly a narrow terrace has been created, with double doors from all five bedrooms leading outside, where there are lovely views.

Two of the five bedrooms have en-suite bathrooms. One still has a large vacant space where a double shower could be fitted.

Built in 2006, the property has extensive grounds and off-street parking for numerous cars. It has an asking price of €1.25 million through agents Hunters.
