Celtic Tiger survivor in Churchtown for €1.1m

Detached houses on corner sites in well-located suburbs were prime targets for small developers at the height of the boom. In 2005 there were ambitious plans for the house and large side garden at 69 Churchtown Road Upper that would have resulted in the house being demolished and replaced with an apartment block.

That didn’t happen – instead the rear garden was sectioned off and two houses built while the original house – a double-fronted 1950s build – was renovated and extended. The work, which extended the house at the side, to the rear and up into the attic, increased the living space to 204sq m (2,196sq ft). There are now five bedrooms, as well as bright and spacious living accommodation.

The property, called “Hanover”, comes to the market in walk-in condition.

The 2006 renovation was typical of its time, with top-of-the-range fixtures and finishes, from the walnut flooring at ground level to the high-end sanitaryware, and the kitchen extension is fitted with white gloss stone-topped units, stainless steel KitchenAid appliances and polished stone floor tiles.

The current owners bought in 2015 when Number 69 had been a rental for some time. Their own renovation project involved more practical elements, such as upgrading the insulation and installing a new heating system – bringing the Ber to a B3 – as well as reworking the layout downstairs and decorating throughout.

Contemporary fireplace

Downstairs off the wide hall there is a livingroom to the right; originally it would have been two reception rooms, but it is now opened up and with a contemporary stone fireplace. To the left, a small familyroom to the front has been knocked through to create a bright L-shaped family-friendly open-plan space: living area to the front, dining area in the middle – with floor-to-ceiling windows looking out to the side garden – and the kitchen to the rear. There is also a pantry. Outside, the garage has been divided to create a utility.

Three of the five bedrooms have en suites and there is a good-sized family bathroom. As well as making space for a bedroom with en suite, the attic conversion also allowed for a home office.

The current owners have greatly improved the outdoor space, converting a side driveway into a lawned garden, while there are two well-screened patio areas accessed from either side of the kitchen. The front garden has also been landscaped to create parking for two or three cars.
