Boutique Clontarf scheme is back, and this time its bigger

Less than two blocks from St Anne's Park and just a 500m stroll to the seafront and its off-road cycle paths providing a bird's-eye view to the feathered residents of the Bull Island nature reserve, Castle Vernon in Clontarf is a small development of three-storey houses built by Richmond Homes.

Launched last September, 10 of its 25 large four-bed homes are now sold and this weekend sees the launch of phase two, as 13 properties come to market. Twelve of these are semi-detached and one is detached.

Pricing in phase one was pitched from €895,000 up to €925,000, while the units in phase two start from €935,000. These are bigger properties with living space in the open-plan kitchen dining area, a private side passage and an additional living room.

The contemporary houses stand seven metres wide and are laid out with a formal sitting room to the front. Decorated in autumnal shades of caramel and spiced honey tones, they have been beautifully blended together by Arlene McIntyre of Ventura Design.

The kitchen to the rear features a wall of glazing that overlooks the southwest-facing garden. A box bay window helps break up the space and is the perfect place to position a sofa within the dining living area. The large island, designed by Keane Kitchens, complete with sink and breakfast bar, punctuates the space between the worktops and the rest of the room, while the quartz countertops bounce light into the task areas. The appliances are all by Siemens.

The clever layout, designed by Newenham Mulligan & Associates architects, includes a second sitting room on the first floor, allowing buyers the luxury of keeping one of them as a discrete space where harried parents can escape the kids, or vice versa.

The master suite is also on this floor and includes a walk-in wardrobe and ensuite bathroom. With the house extending to 209sq m/2,250sq ft of space there are a further three bedrooms on the second floor. One of these also has an en-suite bathroom while the other two share the family bathroom.
